Pre-Acquisition Review (Residential) – Booking Policy Pre-Acquisition Reviews are designed to provide strategic, operational insight for investors considering the purchase of a residential investment property. These sessions focus on evaluating management considerations, risk factors, and long-term viability prior to acquisition. Scope of the Review The Pre-Acquisition Review may include discussion of: Rental viability and positioning considerations Property condition from an operational perspective (non-invasive) Anticipated maintenance and turnover considerations Management complexity and risk factors Red flags to investigate further prior to purchase This service is advisory only. It does not include legal advice, tax advice, formal inspections, contractor estimates, or valuation/appraisal services. Property Information Required To ensure a productive review, the following information should be provided prior to the session when available: Property address or general location Listing details or offering memorandum Known condition disclosures (if available) Intended investment strategy (hold, rent, value-add, etc.) Time spent reviewing materials during the session counts toward the scheduled consultation time. Booking & Payment • Pre-Acquisition Reviews are billed at an hourly rate • Payment is required in full at the time of booking • Appointments are confirmed once payment is received Cancellations, Rescheduling & No-Shows • Cancellations or rescheduling requests made 24 hours or more in advance incur no charge • Cancellations or rescheduling requests made with less than 24 hours’ notice will be charged 50% of the scheduled session fee • No-shows will be charged 100% of the scheduled session fee These policies protect scheduled availability and preparation time. Time Management Sessions begin and end promptly at the scheduled time. Late arrivals may result in reduced session duration, with the full session fee still applying. No Obligation A Pre-Acquisition Review does not obligate either party to enter into a property management agreement or any future services. If ongoing management is a good fit, it will be discussed separately. Professional Boundaries This service is intended for property buyers, investors, or authorized decision-makers only.
